For the design of the Budva Centre in Montenegro we have re-interpreted the spatial principles of the old town. The semi-private and private outdoor spaces such as balconies, patios and roof-gardens inspired by the historic gardens and patios of Budva. The material logic of the old town is used in the perforated sandstone facade that provides sun protections and privacy to the apartments as well as a playful shade throughout the day.

The building regulations of our site did not require to maximise the areas of all levels to accommodate the needed floor area. Consequently we have maximised the floors which are most attractive for usages, leaving the remaining floors more spacious. The two lowest floors for retail and the two highest floors for luxury apartments are maximised while the remaining floors are minimised and used for standard apartments. All apartments have large floor to ceiling windows and generous balconies providing views to the old town and the Adriatic Sea.

The residential garden with pool, sun-deck and lounge is located on third level and provides a high quality outdoor space, exclusive to the residents of the building. Nine meters above the street, this garden ensures privacy from the noise of the city, and the south-east orientation provides sunlight throughout the day.
